No! In the vast majority of cases (for standard residential mortgages), my services are entirely free to you. I am compensated directly by the lender that we choose to go with, and this does not affect your mortgage rate. You get expert advice at no extra cost.
In Canada, the minimum down payment depends on the purchase price of the home. For homes under $500,000, the minimum is 5%. For homes between $500,000 and $999,999, you need 5% on the first $500k and 10% on the remainder. Homes over $1 million require 20% down. We can look at your savings and determine your exact budget.
